JANITORIAL SERVICES PHONE SCRIPT
STEP 1 PREPARATION
Begin with a PEP talk. Look in the mirror (placed before you), smile big and talk with confidence and enthusiasm. Be bubbly and friendly. Emphasize the words in bold by raising your tone and inflection.
STEP 2 GETTING PAST THE RECEPTIONIST
"I have a quick question for your manager who handles your janitorial services and new bid proposals. Could you tell me the manager's name and connect me for a quick question?"
STEP 3 GETTING THE MANAGERS COOPERATION
Hello Mr. or Mrs._________________. This is (telemarketer name). I'm calling for ________________(owner's name) with _____________ (cleaning company name).
Just have a quick question. Mr./Mrs.________________________(owners name)
wanted me to ask if he or she could make an appointment to stop by make a free bid on your cleaning services. It would serve as a back up proposal, just in case your cleaning people quit.
OR:
I'm asking permission for_____________________________(owners name)
to call you and set up a time to meet. There is no cost or obligation on your part. Who knows, maybe he could save you some money or, do you a better job. Would that be ok?"
OWNERS FOLLOW UP
Hello Mr. Jones, this is John Smith with XYZ Cleaning. (Of course use the proper names) My office gave me a note that they had talked with you and you were receptive (or open) to a free bid on your cleaning services. I just wanted to see if we could set up a time. It will only take a few minutes, but I do need to quickly walk thru and look at the areas cleaned. When would be good for you"?

"I wanted to send some literature to your manager who handles carpet cleaning, could you tell who that would be? I wonder if they are in - to answer a quick question?" .
Note: if the answer is - no, they are not available, thank them and hang up. Tomorrow call again and ask directly for the manager by name. If the receptionist asks about the nature of the call say, it is in regards to some correspondence on building maintenance or a bid on carpet cleaning.
STEP 3 GETTING THE MANAGERS COOPERATION
"Hello Mr. Jones, this is ___________________________with XYZ Co. We wanted to send you some free literature on a new process we offer for restoring your carpets. It removes even difficult stains, rejuvenates your carpet and brings them back to life."
In fact, our owner Mr. ______________________was recently certified by National Pro Clean and he would like to stop by, spot clean a small area for free, leave the literature and a free estimate. Could we set up a time?"

Note; if the telemarketer does not have the owners schedule to set appointments, follow with one of these two options.
"Would it be ok if Mr. Smith, our owner, stopped by in the next few days and left you a free bid? Is there any particular time that you are not in"?
Or, "Would it be ok for Mr. Smith, our owner, to give you a call and set up a time that works best for both of you?"
