    harwood post-construction

    hi guys just to know if your charge more when post construction cleaning is done in a house with harwood floors and tile floors.Is it different from carpet???

    Maybe,, Not the best answer, I know. Look at the house as whole and see if the final time will still come into paramaters.

    If the painters did there job correctly then the hard wood would not necessarly be a problem. If there is a lot of overspray then yes. The painter situation holds true for over spray on the tile as well.

    The tile floor may require as many as 3 to 4 moppings with a mild acid solution. White vinegar and water work well. The amount of haze left by the tile layer will determine this.

    Carpet will on average be quicker but here in Florida every new house will have either a large section of wood or tile. Carpet is rarely put in more upscale homes except for the bedrooms. To many mold and allergy problems.

    i have to agree with john on this one as far as the painter issue. if they don't "paint" the hardwood you are in good shape. but it still takes more time to deal with the construction dust on the hardwoods and tile than it does with the carpet.

    vacuum, vacuum, vacuum and then wipe down with a slightly damp flat mop is what i do for hardwoods and for the tile maybe a string or microfiber string mop and then go over it with a flat to finish & remove any streaks (if there are any).

    the biggest problem i have had in post construction is with the painters not knowing the difference between a wall and a floor/carpet. [V]

    when you do the walkthrough (or if you know the rep of the painters...messy or neat) charge accordingly. i do!
