    Commercial Building bid, Medical bldg

    HELP! HELP!
    Here's what I got:
    Brand new medical building (still under construction) and the property manager has asked me for a bid.
    Here is the data:
    Two-Story Building
    40,000 sq ft total
    Once completed, they will have 15 tenants
    2 full janitor closets for supplies and chemicals
    4 commenary restrooms with ea having 1 toilet, 1 sink and 1 small mirror
    In addition, there will be 12 individual restrooms for the tenants (all small with 1 toilet, 1 sink)
    2 concrete stair cases
    1 elevator
    25,000 sq ft of ceramic tile
    5,000 sq ft of VCT
    10,000 sq ft of carpet
    5 days per week cleaning Sun-Thurs
    This is a medical building so they will be very picky about their cleaning.

    They want full janitorial services. Sweeping, mopping, vacuuming, dusting desks, unobstructed work areas, patient rooms, etc. It's clearly understood we do not touch, move or clean any medical instruments. We will not touch, move or clean anything that has blood, needles, sharps etc.

    I can't imagine a strip and wax on new VCT floor yet. Maybe just maintenance. I can price strip and wax separately as well as carpet cleaning. Buffing could also be priced separately, I typically charge per sq ft for those services. I appreciate your help, really, thank you.[8D][:D][:)]

    They will provide paper goods, I will provide chemicals and equipment.

    Production rate of approx 4000 sq ft per hr = 10 manhours per night.
    22 service nights x 10 = 220 billable manhours per month
    220 manhours x average rate here $17.50 = $3850

    Since you're in California - the land of outrageous real estate and ridiculous worker's comp - better be VERY sure to do all your homeowrk on cost. Last I got was that WC (post Govern-ator)
    was still around 30% which is higher than anywhere else except maybe Florida. Therefore - you're figures would need to be higher accordingly.

    You're right Joel. We love to fill those deep insurance pockets over here. I'm paying 19.75% on Workman's Comp. Thanks for the breakdown Deb. How many people do you folks think can clean at 4000 sq ft per hour? 1, 2, 4?

    15 tenants for that amount of space means a lot of in and out movement between private suites. That's less than 3k per tenant, by the way - small spaces. So your production rate per man hour will go down VERY likely below normal. I doubt you will get 4k/hour. Think this one through closely.

    Here's my thinking. Let's say 2K/hr for 2 people, that's a 20 hr day to clean the whole building. So, let's say I hire 6 people (3 per floor), they should cover 6K/hr, right? That's a 7 hr work day for each person, so my payroll should be for 42 hrs per day, right? Minimum wage here in CA is $6.75 (I never pay min wage), so $6.75 X 42 hrs X 5 days X 4.33 weeks/mo = $6140 per month, that's just payroll, when do I make any money???? What am I missing here?

    The cost of doing business is far greater there, so yes as Joel suggested, figure that into your rate. As far as an average of 4000 sq ft per hr for a production rate, I guess that depends on the experience of your crew as well as the actual duties you will perform. I personally think 2000 sq ft is too low for an expectation. Joel,just curious, at what production rate do you feel your crew could produce consistent quality cleaning?
